i-Port 12 Brownfield
Redevelopment Project

i-Port 12 represents one of the
largest, most visible redevelopment projects in New Jersey. The
site encompasses approximately 133 acres located directly at
Interchange 12 of the New Jersey Turnpike, just 2 exits south of Newark
International Airport and the Port of Newark. The tract has
historically been utilized as a municipal waste landfill and has sat
idle and unproductive since the 1970’s. Since that time, the
local municipality has been under a Court Decree to properly close the
landfill. The designation of Panattoni Development Company and
Slayton Development toredevelop the property has satisfied that
requirement as well as put the acreage back to productive use thereby
creating tax ratable and employment for the local economy.
This development provides two, state of the art facilities in Phase
1. Building “A” is +/-1,064,000 square feet of cross dock
warehouse and Building “B” is 201,000 square feet of single side loaded
warehouse. Both facilities will provide 36 feet of clear height,
oversized bays of 80’ by 72’, ESFR fire suppression systems, and a high
ratio of dock door positions with trailer parking. The facilities
have been designed
to permit multi-tenancy allowing maximum flexibility in answering the
local market demands.
Also undergoing improvement is the Turnpike Interchange which serves
this site. The Interchange has not operated efficiently for years
but the current redesign (which has been fully designed, funded by the
State, and is under construction) has been considered and designed to
coordinate with the i-Port 12 Park. The new exit ramp will come
to a fourway, coordinated stop light with two lanes entering
i-Port. The first phase of the work was constructed concurrently
with Phase 1. Two subsequent phases of improvements to the
Interchange will provide easier movements for passenger vehicles
entering and exiting to Carteret and an interconnecting road which will
provide access to Phase 2 as well as additional development land to the
north.
The buildings and the redevelopment also serve as an environmental cap
to the site, preventing the leaching of storm water into and through
the landfill thus stopping the possible transport of contaminants into
the river system. The buildings are pile-supported with a
structural slab, under which there will be a collection system for the
existing water and methane in the landfill under the building.
Wetlands disturbed by the closing of the landfill will be replaced with
newly created, high quality wetlands habitat on Phase 2. Due to
the complexities in developing in this environment and to providing a
final, approved closure to the landfill, the New Jersey Environmental
Infrastructure Trust Fund is providing a $38.5 million dollar bond
financing to defray environmental expenses. The bond will be
repaid through a Payment in lieu of Taxes (PILOT) payments from the
tenants in the buildings. i-Port 12 represents the culmination of
years of design and planning, having received nearly 40 individual
municipal, State, and Federal approvals.
